Getty Realty is attractive because its portfolio has durable cash flows, with rent coverage in the mid-2x area, over 10 years of average lease term remaining, and nearly 2% annual organic growth, all supported by resilient convenience and auto tenants. The Refuel sale-leaseback adds roughly $0.02-$0.03/sh of annual AFFO accretion, about 1% earnings growth, while improving portfolio quality, expanding an existing tenant relationship, and preserving a favorable ~70 bps investment spread despite a tighter cap rate. Strong balance-sheet flexibility, with net debt/EBITDA of 5.3x or 4.3x including unsettled forward equity, about $570M of liquidity, and 93% fixed debt, supports continued investment activity and steady growth.
Bears say
Getty Realty is pressured by a business model that depends heavily on acquisition-driven growth, making earnings vulnerable if higher interest rates or a 50 bps WACC increase reduce its cost of capital advantage and compress spreads. The company invested $128mm in 2Q26, but the 7.4% cap rate came in 40 bps below estimate and may only stay in the mid-7s, limiting upside from deployment while competition keeps asset pricing elevated. Its negative outlook is also reinforced by concentrated exposure to car washes, auto service and QSR tenants, relatively low investment-grade tenant mix, and the risk that economic weakness, tenant credit events, or environmental regulation changes could pressure rental income and cash flows.
